Pre-Purchase Inspections

When you find a property that piques your interest, it’s a good idea to arrange strata inspections, pest inspections and pre-purchase building inspections. The inspection yields much valuable information that you will need to be aware of before committing to purchase the property. It can save you from incurring problems that can cost a lot to have rectified later.


In some cases, information learned from pre-purchase inspections can lead to purchase price reductions. A M Conveyancing maintains a list of reputable pre-purchase inspectors who won’t waste your time or money.

Making An Educated Offer

If you are satisfied with the pre-purchase inspection reports and are prepared to proceed with the purchase, it will be time to present an offer. A small, refundable deposit may be required, but it will be returned in full if you do not end up purchasing the property for any reason. Note that making an offer does not seal the deal. The seller’s agent can still take other offers at this point.

Signing The Contract

If the seller accepts your offer, then the seller’s agent will contact your conveyancer or solicitor. The contract will be delivered. At this time, it’s important to perform a final review of all of the contract’s clauses. Be sure that you understand everything completely and have no questions before signing any contract. This is the time to address any areas that you feel need negotiating!


If you decide to sign the contract, a 10% deposit is standard. This is released to the seller only after your conveyancer has ensured that the transaction has been completed properly. Then, you will be a new property owner.

Settlement

After you enter into a binding contract, your conveyancer will still have several tasks to perform, including:

  • Making final checks on the title
  • Checking for outstanding debts to Council
  • Paying any stamp duty due on the property
  • Liaising with your lender regarding the mortgage
  • Calculating rate adjustments for utility companies & Council
  • Checking with government authorities for any vested interests in the property

On the day of settlement, your conveyancer attends a meeting with the seller’s conveyancer, along with any financial institutions that are involved. Funds will be exchanged for keys and the property title at this time.
